Local estate agents seeing constant stream of enquiries

Phones have been ringing off the hook at a local estate agents with buyers keen to make offers on properties in Caithness.

“Estate agents’ offices may have been closed but the emails and telephones have been hot and the results have been exhausting,” said Karen Robertson, pro-co-proprietor of Georgesons Estate Agents.

“We have been really busy since reopening two weeks ago with lots of houses receiving offers and, happily, many of those overachieving the asking price.

“We have received a stream of enquiries for viewings from locals and from buyers outside of the Highlands.”

She explained that many of the calls were from English buyers waiting to come up, while offers were also being received on properties where people had only viewed the online 360-degree virtual tours offered by Georgesons.

“The results are that, since opening last week, we have received eight offers. With the stream of continuous enquiries, we are having to set closing dates as this is the only way to give all viewers a chance to offer on the property they are after,” Karen said.

“All of our newly marketed properties that have gone live these past two weeks have received offers on the same day they have been advertised. And that looks likely to continue with the many properties and the land we currently have on the market.

“I can also say from speaking to surveyors that they do not predict a change in market prices and they do not believe the Highlands will be or has been affected by the Covid-19 crisis.”

Regarding those trying to sell properties themselves, she added: “While that might have been useful in the past, the only way to get the maximum price these days is to reach out to the full audience in England and Scotland and, once you have done that, to set a closing date.”
